Subscriber Terms

These terms apply to paid subscriptions and free samples of Estate Roster reports.

1. The service

A weekly report of new Harris County, Texas probate filings matched to Harris Central Appraisal District property records, delivered by email for one geographic zone. Public records can contain errors, and matches are made by name; the service is provided as is, and you confirm any lead before acting on it.

2. Who may subscribe

Real estate investors, wholesalers, brokers and agents acting for their own business. Attorneys, law firms and anyone acting for them may not subscribe or receive samples. At signup you certify your business type and that you will use the reports only as these terms allow.

3. Permitted use

Your own real estate brokerage or investment activity. You may share reports with your own employees and contractors who follow these terms.

4. Prohibited use

• Any decision about credit, insurance, employment, housing eligibility or tenant screening, or any other use as a consumer report under the Fair Credit Reporting Act.
• Reselling, sublicensing, publishing or sharing reports outside your business.
• Trying to identify owners whose records the appraisal district keeps confidential.
• Harassment, deception, or contact that a person has asked you to stop.
• Mail or messages designed to look like they come from a court, a county office or any government agency.
• Referring heirs or executors to an attorney in exchange for anything of value.

5. How you contact people

You are responsible for complying with all laws that apply to your outreach, including the Telephone Consumer Protection Act and Do Not Call rules, CAN SPAM, Texas Business and Commerce Code chapters 302, 304 and 321, Texas Real Estate Commission rules, and, if you wholesale, Texas Occupations Code section 1101.0045. You stop contact as soon as you are asked and treat families with respect.

6. Seats

Each zone has at most three paid seats. If a zone is full when you pay, we refund you or offer another zone.

7. Billing and cancellation

Billed monthly in advance through our payment processor. Founding prices stay fixed for 12 months from your start date; after that the standard price applies, and we email you at least 30 days before any price change. Cancel any time; service continues to the end of the paid month; no partial month refunds. If sales tax later applies, it is shown on your invoice before it is charged.

8. Ending the service

We may end a subscription without refund for a breach of sections 4 or 5, and may pause or change the service, with a pro rata refund, if data sources change.

9. Liability

You are responsible for claims that arise from your use of the data or your contact with any person, and you will indemnify Estate Roster for them. Our total liability is limited to the fees you paid in the three months before the claim.

10. Governing law

Texas law governs these terms.
