What you get
One row per property, sourced from two public records.
Each Monday you get a PDF report to read and a CSV to load into your CRM. Estates with no Harris County property are dropped, and so are names we cannot confirm, so your time goes to estates that own property.
Over four test weeks (Sep 28 to Oct 25, 2026) the county averaged 153 new estates a week, and about 87 properties a week across the four zones made it through our checks. A separate review of 20 random High matches found none wrong; with a sample that small, that supports accuracy of at least about 85%, and we keep checking a fresh sample every week. Doubtful matches are held back, not sent.

How a week works
From filing to your inbox in about a week.
- Monday to SundayFamilies and attorneys file new probate cases at the Harris County Clerk.
- Monday earlyWe collect every new estate and match each one to the appraisal roll.
- Quality checksTotals must reconcile, errors must be zero, and a random sample of High matches is checked against the case file and appraisal record every week before delivery.
- Monday morningYour zone's report and CSV arrive by email. Filings are 1 to 7 days old.
Why it is worth it
The work this replaces, and what one lead can be worth.
Doing this by hand means opening about 150 new probate cases every week, reading each filing, and searching the appraisal roll name by name, then sorting out namesakes. We do that every Monday and hand you only the estates that own property in your zone.
The median property in our four test weeks was appraised near $290,000. At a typical 2.5% to 3% listing side commission that is about $7,300 to $8,700. If one lead a year becomes a listing or a purchase, a year of one zone ($2,988 at the standard price) is covered two to three times. That is arithmetic, not a promise of results.
| Fresh | Every Monday, the filings from the 7 days before. Leads reach you while the estate is just opening. |
| Verified to owned property | Estates with no Harris County property never reach you. |
| Capped | Three subscribers per zone, so you are not one of dozens calling the same family. |
| Honest about limits | No phone numbers, no guesses: each row is labeled High or Medium, and Medium rows need a look at the case file. |
| Coverage | All of Harris County in four zones. Montgomery, Fort Bend and other counties are not covered yet. |

Questions
What buyers ask before they subscribe.
Where does the data come from?
Two public sources: the Harris County Clerk's online probate case index and case records, and the Harris Central Appraisal District's property roll. We match them; we do not buy lists. We are not affiliated with Harris County or the appraisal district.
How accurate are the matches?
High means the decedent's name matched an owner closely, nothing conflicts, and one owner fits, often with a second signal such as the applicant living at the property. Medium is likely but worth checking in the case file. A separate review of 20 random High matches from the test weeks found none wrong, and a fresh random sample is checked against the case file and appraisal record every week before reports go out. Medium rows are less certain. Always confirm before acting.
Why weekly, and why not daily?
Most probate estates take months to settle, so a few days makes little difference to a seller's timeline, while a weekly batch lets us check every match and hold doubtful ones back. You still hear about each estate within about a week of filing.
What does a lead cost?
The four zones averaged 21 to 23 matched properties a week in our test weeks, about 90 to 100 a month per zone. At $249 a month that is under $3 per property, before counting what one listing or purchase is worth.
Do you include phone numbers or the executor's street address?
No phone numbers. We give the applicant's name and city and the attorney of record, straight from the case. If you look up contact details yourself, follow calling and texting laws.
Why only three subscribers per zone?
A lead loses value when dozens of buyers chase it. Three seats keeps it worth working and keeps families from being flooded with calls.
Which properties are left out?
Estates with no Harris County property, names we cannot confirm, properties sold after the filing, and any owner the appraisal district keeps confidential by law.
Can I share or resell the report?
You can share it inside your own company. You cannot resell or publish it, and you cannot use it for credit, insurance, employment or tenant decisions.
Who cannot subscribe?
Attorneys and law firms. Texas has strict rules on soliciting legal clients, so we do not sell to them.
How do I cancel?
Any time from the billing link in your welcome email. Your seat runs to the end of the paid month and then opens for the next buyer.
I am a family member and see my relative's record. Can it be removed?
Yes. Email us the case number and we remove the record from future reports. We are sorry for your loss.
